Are you thinking about selling your home? Wondering when the best time is to sell? You want to put it on the market at the right time to ensure that you sell it sooner rather than later and to be able to get the the most return from put it up for sale! Here are some ideas for you!

Oftentimes, the best time to put your home on the market is either in the spring or mid to late fall.

Usually, moms and dads don’t want to deal with summer vacation and moving trucks at the same time. They would rather list their home and then be able to enjoy the summer months in their new home. Who wants to be unloading heavy furniture in the middle of the sweltering heat wave anyway?

Spring is also an easier season to keep your home tidy and clean. You don’t need to deal with the winter’s snow/salt combination. Homeowners are also in “change mode”. After a long winter, homes look more appealing with tulips blooming and pansies flowering. People start feeling the moving bug!

One thing to keep in mind when trying to sell your home at the busiest time of the year is, you have more competition. So make sure your home is showing its best and standing out from the crowd. You could be one of many that are selling on just your street alone. You need to showcase your home the best so that potential home buyers see something that is memorable and more appealing than the others. Being that it’s the busiest time, you need to be patient. You will sell your home it just may take a little time. At this time, it’s easier to have a friend or a Home Stager to come in and take a look at your home with a critical eye and say what needs to be put away,
  • De-cluttering
  • Paint colours on the front and inside of the house
  • Re-evaluate your furniture layout in your home. If you've ever been stuck trying to figure out the best layout or something is bugging you about the room and you can't put your finger on it, it might be the furniture layout.
  • Make sure your home is clean. If you have a dog, home buyers don't want to see dog fur and dust bunnies in corners or under chairs. This can look like the house isn't well taken care of.

Fall is the next best time because it’s back to more comfortable temperatures. It’s also back to school time, which means families are back from summer vacation, back to your “regularly scheduled programming”. Back to work or school, back to PTA meetings and back to after school activities - back to thinking about selling the house.

Homes appealing more to first time home buyers will sell at anytime of the year. These types of homes would be condos and townhouses. Oftentimes these home buyers don’t have a family yet and are more interested in features that come with a new home like; underground parking, being downtown or how close is the nearest coffee shop and what entertainment is nearby.

Nevertheless, if you all of a sudden need to move because of a new job offer or family reasons or any other reason, you need to sell when you have to move. Same rules apply, you need to stay patient, and always making sure your home is showing its best for every viewing. Make sure it’s clean and tidy, make sure it’s DE-cluttered and is more pleasing to eye so that potential buyers have an easier time of seeing their own things in the space.

Good luck selling your home!
